A magnificent panoramic view over a fantastic part of southern Limburg and foothills of the Belgian Ardennes you have from this brand new apartment. The spacious and bright house (100m2) consists of a large living room/kitchen with roof terrace, 2 bedrooms, 1 with infrared sauna, luxury bathroom with walk-in shower and toilet, separate toilet, utility room with washing machine and freezer. The large kitchen island is the eye-catcher in this modern and luxurious, tastefully decorated apartment. The apartment is realized on the entire upper floor. The owners live on the floor below. Through a private driveway and entrance and only 1 staircase up, you will enter this single-story home, newly realized in 2023. Outdoor seating is available on the roof terrace where there is both sun and shade for much of the day. Guests can also use the house meadow with several seating areas, lounge chairs and lounge set. Pure enjoyment of peace and space in a welcoming and Burgundian environment!

You stay exactly on the border of the countryside of the picturesque village of Epen and the Burgundian, Belgian (French) village of Sippenaeken. The house with apartment is located at the southernmost tip of the Netherlands. The road behind the house is already Belgium! From the house and house pasture you have direct views of the Vijlenerbos and the Geuldal.voor hikers, cyclists and nature lovers, this hilly landscape is a paradise. Many guests enjoy the tranquility here while cozy (Belgian) pubs, cafes and restaurants within walking or cycling distance.With 3 beautiful historic cities in the area, culture lovers can also indulge. Maastricht, Aachen and Liege with its historic cities are well worth a visit and are a short distance.The area offers plenty of opportunities for excursions.
