Nocini is an old stone farmhouse on the edge of a medieval village called Tatti, which can be reached on foot via a forest path in 15 minutes. The old stables are the home of the owners. The old farmer's house is divided into 5 rooms that are rented out. The Patio room has a small kitchen and breakfast is not included. All around is nature: fields, meadows and woods; the estate is 260,000 square meters and you can walk everywhere: read a book in the shade of the large oak tree, rest in the hammocks, have lunch under the patio in the garden. From Nocini you can see the sea, and in the evening comes a cool vbrezza that smells like marw; the sea is 35 km away. To reach Nocini you have to drive along an 800-meter-long dirt road; it is not a difficult route but if you have to rent a car, don't take it with too low a trim. Nocini is home to 11 cats and 4 very friendly and affectionate dogs.

Nocini is located in the Tuscan Maremma, a still wild and unspoiled land. On the hilltops, which slope down to a very clean sea with mostly unspoiled and wide beaches, there are many small medieval stone villages with ancient walls and castles. From Tatti you can see the Tuscan islands on the sea: the island of Elba, the island of Giglio, Montecristo and even Corsica on clear days. Finally, near Tatti there are some very beautiful and clean natural bathing streams and lakes.
