The gîte has a spacious living room with double garden doors opening onto a well sheltered part of the garden with complete privacy. A step down from the living room gives access, via a small side room, to a former stable, now transformed into a spacious kitchen-diner of over 40 m2 that has remained 'dans son jus', but with a window leading to the terrace. With another step down, the living room opens onto a short corridor leading to the bathroom, a spacious bedroom of about 24 m2 with three single beds and, through yet another step down, a bedroom of about 16 m2 containing a double bed. Both these bedrooms give access through double garden doors to the spacious one-acre private grounds. The third bedroom (approximately 9 m2) connects directly to the living room and has a double bed. All rooms are in principle "ground floor", but the differences in level present in the terrain are also found in the house in the form of stone steps of 3 steps.

Vacation house with pool and starry sky in the south of France. Between Lauzerte and Montaigu de Quercy, on a quiet, dead-end cart path lies las Gardes, an authentic ensemble of two separate gites, of which we offer the larger one as a summer house for rent for your vacations. The smaller house is used by ourselves, but when renting out the gîte we live in the nearby town of Lauzerte and so you have the kingdom all to yourself. The grounds are one hectare in size and largely flat, making it ideal for sporting activities such as badminton or soccer. The cottage has its own swimming pool of 10 x 5 meters that is well sheltered from view (but from whom?) and gives complete privacy. Part of the property consists of an orchard with (mainly) cherry and walnut trees and gives a leafy view of a small valley and rolling countryside. Apart from (nocturnal) visits by the occasional badger, owl, bat, fox or deer, the yard is mostly quiet and squawking.
